10 Mistakes Estate Agents Should Not Make
Buying a home entails a large investment. It is thus natural for you to hire a real estate agent to help you find the best bargain for your investment. However not all agents have your interest at heart, so be careful of agents who make these mistakes.
1.Be careful of agents who claim that they had clients before who were all jerks as eventually; you too will be listed in their list of jerks. Moreover, if the agent can’t handle clients, it is highly unlikely they will be able to handle your needs too.
2.There’s no point in working with agents who don’t seem to have time to communicate or correspond with you. It only takes a few minutes to call or send an email; and agents who can’t do this are not worth working for you.
3.Don’t entertain agents who use illegal means of acquiring papers and land. No matter if their action will benefit you or not, it is not at all advisable to have dealings with agents who engage in illegal activities. Not only is it unethical, you can land up in hot water and be implicated about the crime the agent had committed on your behalf.
4.Avoid agents who don’t answer questions or give you advice about making investments. They should be happy to share whatever they know with you and have nothing to hide when you look for a house. Of course, at times, they may not have the answer to your question, but they should request for time to find the answer for you.
5.Beware of agents who suggest particular people for home inspections, loans, etc. They usually get a percentage of the fee you pay the person, whilst the person may not be the best choice. It’s okay for agents to recommend people; however be careful if they strongly recommend or insist on your employing certain people.
6.Though most agents work part-time and have a regular job, its better to stay away from agents who place more emphasis on their regular job. This is because as an agent, their priority should be you and your investment; if they can’t devote their time for this, look for someone else.
7.The agent should always aim at making you happy, and not only concentrate on their brokerage. This way, they will be able to show you more houses than only those listed out with their brokerage.
8.Avoid agents who don’t have an up-to-date real estate license. Without a valid license, you and the house you buy may end up in hot soup.
9.Don’t close deals if the agent doesn’t disclose all the problems in the house. Even if you don’t plan to buy the house, the agent is supposed to be on your side, and inform you about any problems with the house and not concentrate on closing the deal as quickly as possible.
10.Ditch agents who swear or treat you like idiots. Though agents are professionals, they should treat you equally and professionally, even if you are a first time buyer.
Estate agents who commit these mistakes are not worth hiring to help you find the house of your dreams.
