It seems that lately most people like to tackle do-it-yourself projects for the home. There are workshops you can attend at your local home center for all kinds of things like setting tile or installing a closet system. But there are just some things that typically don’t fall into the DIY category. This is the time you would want to hire a remodeling contractor.
How to find a contractor can be a daunting task. You hear of people getting shoddy workmanship or just taking the money and disappearing. Here are some Do’s and Don’ts for finding the right remodeling contractor for you.
DO ask if your local home center can recommend a good home remodeling contractor. Many of those stores sub-contract their own work out.
DO look online for local businesses that have been established for a while. The internet is a wonderful thing and not only can you search for local businesses, you can also find reviews, BBB ratings and local organizations that my be able to recommend a reliable contractor.
DO get several estimates for identical work. Make sure you have a list of everything that you are expecting upon completion of the home remodeling project including all materials. You will get ballpark estimates but when you make your decision be sure to get the contract to the exact penny and be sure to budget an extra 10% in the event an unexpected problem arises.
DO confirm that all phases of the project are up to code. You can have the whole job completed only to have to tear it all out if the proper inspections are not done.
DO make sure you get EVERYTHING in writing. And I mean EVERYTHING. Verbal contracts or promises are worthless if you have issues with the job.
DO ask the contractor to see his license, proof of insurance and some pictures of prior jobs.
DO be sure the remodeling contractor obtains any/all permits necessary to complete the job.
DO ask for references. You might even be able to go see a completed job if a prior customer is happy with the outcome.
DON’T hire a remodeling contractor just because he has provided you with the lowest estimate. Especially if it is a lot lower than your other estimates. This should send up a red flag that could mean they are cutting corners.
DON’T pay the entire contract amount up front. Most reputable contractors will ask for a portion up front to get started, then an additional portion halfway through and the balance when the project has been completed.
DON’T pay the final balance until you are completely happy with the completed project.
DON’T be afraid to ask questions. You are paying for their services. If you are uncertain about something then speak with the general contractor.
DON’T pay additional costs that are not in the contract. If something comes up that may add to the original estimate make sure you understand exactly what you are paying for and have the contract amended and initialed.
