Lake Lanier Homes

Lake Lanier has been making a slow evolution over the last decade. Around twenty years ago, a trip to lake Lanier felt like a Sunday drive out into the country. Well needless to say, urban sprawl development has considerably changed the dynamics of this much-cherished lake located approximately thirty minutes North of Atlanta Ga.

Twenty some odd years ago, when you visited Lake Lanier Ga., there were mere spots of unplanned developments, a handful of small lakeside mobile homes, a few small lakeside cabins, and a few small cottage style homes. The campgrounds for the most part were wherever you could find a nice level spot around the lake to set up a tent, and boat ramps were just scattered about, most of which were not even mapped, but having locations known mostly by the lakes residents, and a few locals.

Now with the huge population growth of City of Atlanta, and the much-desired subdivisions being North of the city, Lake Lanier has and continues to experience huge changes. Now when you drive through residential areas around the lake, you will see a ten thousand square foot multi million dollar mansion, and right beside it, you will see a small mobile home, cottage, or lakeside cabin. In most cases, the large mansion makes its neighbors home look more like the mansion owners guesthouse as opposed to the next-door neighbor.

The property values have shot sky high to the point where a builder can no longer justify building anything less than a million dollar home on a lakeside lot. To build a small cottage or lakeside cabin would mean not getting the maximum use of the lands value, essentially creating a loss in profit. There are ever increasing situations where small lakeside cottages and cabins that have been scattered about the lake, are being purchased, and torn down for new large million dollar homes.

There have been some really nice Lake Lanier Condo developments over the years such as Lanier Beach South. This condominium community boasts a handful of really unique condominiums. Lanier Beach South condos were designed with rustic style architecture, some being three stories up in a tall tree heavily wooded lakeside area which gives the residents a feeling of almost living in a tree house by the lake.

With the sprawl of commercial business’s coming within mere miles of Lake Lanier’s shores, many of the new large homes there are being purchased and built as the owners primary residence, and no longer as granddads small lakeside fishing cottage.

On the one hand, this is great for higher tax revenues collected by the various counties around Lake Lanier, but not to enticing for some of us folks that truly love that warm romantic feel of seeing small lakeside cabins and cottages, and for the poor folks who can only afford to own a small lakeside second home.

So I hate to say it, but it looks like over the next twenty or so years, Lake Lanier will essentially be bought up, developed, and owned by more of the super wealthy as opposed to the middle class grandpa that had always dreamed of owning his own little fishing cabin on the lake to retire and enjoy with his grand kids.
