Realtors are sworn to honestly represent their clients. They will keep conversations confidential; they will report anything that is connected to the transaction to their client. Most of all, they will be by their client during the entire process of getting into the dream home. A hunter who rarely hunts should hire a professional guide to go out and find the perfect trophy to take home. Most individuals rarely house hunt and need a lot of professional guidance. Just like a guide will find a trophy, a realtor will get out and find the home that meets their clients requirements. They will tour homes for their client, they will check the multiple listings service daily and so on. Basically a realtor is key for a buyer to get into their perfect home.
Second it cannot be stressed enough. A buyer should get pre-approved. When a buyer has a letter of pre-approval from a lending institution they are so much more empowered than they are without the letter. A letter of pre-approval will give the buyer a strict parameter price wise where they can search for a home. The letter of pre-approval will give the seller confidence in accepting the buyers offer as they will have comfort that the buyer is serious and has a lender who will give a loan for the home. And most of all, the letter of pre-approval from a institution willing to lend to the borrower will inspire the realtor to work hard for the client. The realtor will have confidence that their efforts will not be wasted because the buyer could not get approved for a mortgage.
Lastly, a potential home buyer should make an offer. Too many times a buyer will find the perfect home, on the perfect street, in the perfect neighborhood and then lose the chance to make an offer because they still think there is something better out there for them. If the right home is found, make an offer. The offer should be a smart offer meaning the price should not be too high or too low and the buyer should also keep to their guns about some of the contingencies like having a home inspection.
