Navigating The Home Buying Market

The key to buying a home is knowledge. Knowledge is power, and power is what is necessary to buy a great home. The process of buying a home is easier said than done. Even with the steps outlined in a clear, precise and helpful way, the reality of what must be done takes confidence, persistence, and true desire.

To get knowledge one must do their homework or research. Understand what the different phrases and words mean, what the process is and what it is all going to take to get into the home. Every agent or person involved in the home buying process will have more respect for the buyer if they talk intelligently and understand what it is that they themselves want and if the buyer understands what everyone else is saying.

The most critical thing a buyer can do is abandon any hopes of selling the home themselves and realizing that there are a whole lot more costs to not hiring a realtor than the cost of the realtor’s commission. A personal real estate agent will do everything they can to help out their client. They will be able to outline the wants, needs, and dislikes that the buyer shares with them. They will be able to search the database or MLS for homes that fit the criteria. They will pre-tour homes for their client, they will help get financing, they will navigate the negotiations, they will do everything they can to get the home to close. So in review, a person should always hire a realtor.

After the future home buyer decided to buy a home, does research, and hires a realtor, they need to get super pro-active in the searching process. Having an agent will keep them detached from getting personal with any particular seller or any exact situation which is also good because buying a home is so important having buyers remorse is really important to avoid. The buyer needs to get out and see homes and tour as many as they can per week per month. Listing out the needs, wants, and dislikes is critical because it is important that a home that everyone wants is also important.

During the search for the perfect home, the buyer should get in with their lender. Not waiting until the buyer makes an offer to start the relationship with the lender is a great idea. A letter of pre-approval is so important because it will give the parameters to the search for a home price wise and will help the realtor and seller give and accept an offer. Pre-approval also gives the buyer a huge head start with the financing process.

Making an offer is always a tricky process. The offer will depend on the market, if the market is a seller market they will probably have several people making offers on their home and they will probably accept an offer that is actually higher than the asking price. If it is a buyers market, they are setting the price that they are hoping to get but will probably settle for less.

After all is said and done, be active and get the home to close. The realtor will be just as anxious to close the home as the buyer so work as a team.
