Buying a Home With a View

Location may be everything, but a view is worth a thousand words. When looking for that perfect piece of paradise, one of the first impressions is of course, curb appeal which is a view in unto itself. But once inside of a home after being enticed by the magnificence of the pristine landscaping and view from the outside, it is only natural to expect the same breathtaking experience of rear exterior views from the interior of the home. Homes with fantastic views of rolling fairways, pristine nature preserves, surrounding majestic residences, white sandy beaches and crystal sapphire blue waters of the Gulf of Mexico are huge factors and should be taken into consideration when buying a home, but should not be the only factor when deciding to buy a home.

Real estate encompasses the land value and the home constructed upon that land; this is where the true investment in the real property lies. True, the view adds value but the investment does not lie only within the views in which it offers. In other words, a home with a view should not be the only reason why one buys a home. With that being said, homes that lie within highly desirable communities that offer incredible views is a major attractant especially in the state of Florida where abundant tropical beauty encompasses virtually every property but placing a value on simply a view is not a wise suggestion since as a buyer of real estate, one always has to look at the possibility down the road of resale, even if presently this thought is not conceivable. If for example, a home is purchased primarily for the outstanding views in which it offers and by typical standards the home is less than desirable due to the number of bedrooms and baths, square footage, architectural design or features, far proximity to local amenities and businesses, then this is a home purchased for simply pleasure and not for investment in the long term. If this is how the decision to purchase is based, then make an offer accordingly not low-balling by any means, but base structuring an offer on the obvious facts such as the view is incredible, but that the house is in need of some improvement. Real estate investing involves purchasing the entire package, everything from curb appeal, inviting entry, overall impression of the interior due to excellent staging.

On the flip side if you are purchasing the home with the fabulous view and you have the wherewithal financially to make improvements that are necessary to reflect the design of our times, go for it but don’t forget when remodeling a home design the interior with the entire package in mind which includes bringing the outdoors in, and taking advantage of natures superior views by installing large, expansive windows, dramatic French doors or adding a year round sunroom with oversized sliding glass doors that open out into an outdoor living area such as a spectacular deck or patio with tastefully laid pavers with a well planned, secret lush garden.

Awesome views and great home design can’t survive without each other. Purchasing a home that is functional in design, and one that offers a spacious and open floor plan is essential to the major purchase of real estate but it should also incorporate the great outdoors.
