Indeed, for the novice buyer there are many pitfalls and traps that they should be well aware of before putting down the deposit. The garden too is usually included so people can get some idea of what is on offer long before they make the decision to go along and see the place physically.

Not only do they put in what they want from the new place, they can also enter the area or areas that they are interested in too which will then filter out all the unsuitable premises. What this does is to cut down the need to wade through every property on their books and the consumer is left to pick out only those which look interesting to him. Cost of these services is important, of course, so find out if the cost comes out of the commission that the agent will get if the sale goes through, or if the buyer has to pay a lump sum up front. Of course, the more that the agent sells the place for, the more commission he makes so it is good to bargain in this situation.
