How to Find a New Home at the Click of a Mouse

Whenever anyone wants to purchase a new house, they often start with the local press looking up ‘homes for sale’ in the personal or realty sections. However, since new properties seem to come up every day, this can get quite confusing in the end. Also, the shortened realty ‘speak’ is like reading a foreign language for those who are unfamiliar with the terms. A term like ‘des res’, in the homes section, is actually describing a desirable residence, but who would know this unless they have done this kind of thing before?

Indeed, for the novice buyer there are many pitfalls and traps that they should be well aware of before putting down the deposit. For example, if the house is in a protected area, the new owner must seek permission to alter or change anything inside or even in the garden. This is particularly difficult if the new owner had no idea that the protection order was in place. Of course, a good agent would disclose this but then, not all agents are created equal!

It is best to ask friends and family which agents they used when they bought their own places, and also ask what kind of service they received when there were queries about certain aspects. Agents are there to sell, and some only make money when the sale goes through, so finding one with some scruples is an absolute must. Also, if the family have children, it is important that they find a place where there are other kids around otherwise the whole family will suffer in the end. Even elderly neighbors may find having a very young family next door a little too difficult so it is important for the new buyer to scope out the place well before making the final decision.

Not only are they described physically, they also have many photographs on site too which show many different aspects of the building. The garden too is usually included so people can get some idea of what is on offer long before they make the decision to go along and see the place physically.

The wonderful thing about these sites is that they give people the chance to browse these places right there in their own homes. Not only do they put in what they want from the new place, they can also enter the area or areas that they are interested in too which will then filter out all the unsuitable premises. What this does is to cut down the need to wade through every property on their books and the consumer is left to pick out only those which look interesting to him. Cost of these services is important, of course, so find out if the cost comes out of the commission that the agent will get if the sale goes through, or if the buyer has to pay a lump sum up front. Of course, the more that the agent sells the place for, the more commission he makes so it is good to bargain in this situation.
