Private owners are undoubtedly the way to go when looking for housing with pets. However, you may not always be able to find the right privately owned housing in a timely manner.
Apartment buildings that have pet-friendly policies are the next best option. However, expect to pay both a pet deposit and monthly pet rent in certain areas of the country. This fee can range from nominal to quite steep. Most pet-friendly buildings have weight and/or breed restrictions on the dogs they allow, and many do not allow dogs at all.
Of conventional urban pets, dogs are probably the hardest to find housing with. Many places advertising themselves as pet-friendly only allow cats. Smaller pets, such as rabbits and guinea pigs, may be welcome even in housing that states it has a no pet policy. Check with the management if you are unsure about the terms of their policy.
The worst thing you can do is lie about your pets. Although in some cases no one ever finds out, if you are found out, you will usually be given a choice between getting rid of the pet and leaving. Often, the time period in which to do so is very short, and if you don\’t have a secondary location for the pet to go to, it will wind up in a shelter. Plus, you risk eviction, which could make finding new housing very difficult.
The most important piece of the puzzle is time. Making sure that you have enough time means that you won\’t be rushed and have to settle for a place that you don\’t really want. Plus, many apartments have waiting lists, and if you get on them early, you increase your chances of getting into a favored location. Plan to start looking for new housing at least two months before your planned moving date.
If you are faced with a situation where you have to prove your pet would be a good tenant, there are things you can do to make this go more smoothly. Firstly, you should get a letter of recommendation from your current landlord, stating that your pets have been problem-free tenants. Then, gather shot records, license information, and other documentation that makes it clear your take pet ownership seriously.
Although it may not be possible before your move, one of the best things you can do to make your dogs more acceptable is take them to training classes. Not only does this show that you are responsible pet owner, but it exposes your dog to new places and teaches them how to behave around others. Your dog can even earn a Canine Good Citizen award from the AKC. All of this will make your four-legged friend more attractive to landlords who are on the fence about pets.
