General Furnace Repair and Maintenance for the Typical Tenant
With the advent of the modern computer and computer systems today\’s furnaces are a good deal different than they were as little as 15 years ago. Do not let this stop you from doing simple furnace repair and maintenance. These general things will help it to last longer and use less energy to use. And that equals an overall savings in money.
These units are for the most part the same and operate using the same basic principles. With some minor skill and some luck they can easily be troubleshooted so minor repairs may be performed. However, if you do not understand what your doing, please call a trained repairman. It is better to be safe verses sorry whenever dealing with a flammable gas.
Gas leaks can be the home owner\’s worse nightmare. When you smell any natural gas inside your home or near your furnace act quickly. Do not switch anything on, light any matches or do something that may cause any sparks. Remove your family from the house. Open the doors or windows. Find the gas meter and turn it to the off position. Gas leaks are never a joke and should only be handled by trained professionals.
Pilot lights go out all the time in older heaters. If you have an older system without electronic ignition there are a few options to try. Make sure the thermocouple is not loose and working correctly. Check the flame to see if it is set to low and needs to be turned up a little. It should be 1 1/2 to 2 inches high with no yellow.
If you only get a little heat, there could be something that is blocking the air flowing through the vents. Set the thermostat around 5 degrees warmer and than check again 10 min for any difference. Always make sure the vents in the rooms are open. Also try taking the filters out to see if it is dirty.
If you are experiencing no heat from your system, there are some things to try. Often a malfunctioning thermostat or a blown fuse or tripped breaker make this happen. Sometimes the easy answer works. See it the heater is working in the heating mode and the pilot is lit. It may also be possible that the motor overheated and just needs to be reset.
If the unit switches on and off in a way that is different or unusual it is most likely the thermostat. However with electric-resistance furnace or a heat pump the problem could be simple overheating. Look at all the filters to insure they are not blocked and see if the blower is functioning correctly.
If the blower runs but there is no air coming out any where the problem is generally the belt that connects the motor to the blower is broken. It is easy to replace. Make sure you get the same size belt as the one that came off it. Slip it on the smaller pulley first then the larger one. That sums up simple inexpensive furnace repair and maintenance.
