Roof Maintenance & Restoration Are Vital to Improving the Value of Your Property

Roof restoration improves the lifespan and the quality of your existing roof while adding curb appeal and value to your home. Have you ever driven through a neighbourhood with homes that have tile roofs? It can be a sight if they have roofing tiles that are broken, damaged or even missing; this will cause people to think that the property owners do not take pride in their home or their investment. Investing in maintenance or tile roof repair now could very well save you money in the future. Too often have home owners ignored the state of their roof to find that some basic preventative roof maintenance would have saved a big bill in the future.

Maintenance of Tile Roofs

Periodic inspection and maintenance is a good idea to prolong the life of your roof. Not only is maintenance necessary, but you want to make sure that your roof is doing its job of protecting your home and loved ones.

The most basic maintenance to a tile roof is made to the capping tiles, which may be referred to as roof pointing. These tiles are located along the top and sides and corners of your roof, and to the ridgeline or top of your roof. The contractor mortars the tiles in place to resecure them or what is more commonly called bedding the tiles. The capping tiles are then waterproofed and pointed (finished) using a flexible Ridgebond.

Proper Steps to Roof Restoration

When it comes to restoration, many homeowners do not realize that this may not always mean that you have to have your entire roof replaced. This could mean that your roof simply needs to be cleaned and resealed, or perhaps just cleaned. In the most severe cases, the homeowner may need a complete roof restoration; if so, there is a simple five step process that your roofing contractor should follow:

-Step One: Repairs – The contractor should replace all of the damaged or broken tiles.

-Step Two: Cleaning – Your contractor should perform a complete high pressure cleaning of your entire roof. This should be performed to remove moss, fungus, dirt and lichen.

-Step Three: Maintenance – Contractors should then check for any cracked ridge cappings and then re-bed and re-point using an acrylic mixture that is flexible.

-Step Four: Priming the roof – To ensure a strong adhesion to the roof, the contractor will need to apply a primer that is clear.

-Step Five: – The final step in the restoration process will be to colour coat your tile roof with at least two complete coats of the colour of your choice.

-Prior To The Start of The Job

Two of the most important things to remember when dealing with a contractor is to get everything in writing in the form of a roofing quote for the entire job before any work begins and do not forget to get in writing as to how long they guarantee their work. Another important point to look for includes whether the roofing firm uses sub-contractors or not. It is often remarked that firms who employ their own staff can achieve higher levels of quality and consistency in their projects.
