Even more importantly, a home is a place of raising families and one of the worst things a parent wants is for their children to go to a bum school and get a sub par education.

The second thing that a home owner should look at when buying a home is the different property values and their history. If a neighborhood is consistently low on average for property values, the appreciation value is probably low as well. One does not want to move into a neighborhood that is on the way down in value. Also, the home that the buyer is looking at should not be well above all the rest of the homes in the neighborhood. For example, if the lots are all custom made buy most of the homes are one story three bedroom homes, a buyer does not want to buy the only two story six bedroom house in the neighborhood.

The third thing a buyer should consider is traffic. Picture the perfect house with a great wrap around porch. Breakfast out on the patio with perfect morning weather and the roaring sound of traffic. Traffic is a reality many Americans deal with as more and more sub-divisions build closer and closer to main city surface streets and the continual expansion of freeways.

Even the cleanest looking neighborhood could surprise a buyer when it comes to the crime rate. Always look at the local statistics for crime. Some neighborhoods are plagued by car thefts or break-ins. Then others of course are just high crime areas and criminals in general live there. Stay away from high crime neighborhoods, the property value of all the homes in those neighborhoods are continually dropping.

Finally, look t the potential for future construction. Buying a top dollar home because it has a gorgeous view of a scenic vista and you want to wake up every morning looking out the window at nature and its glory could be a disaster if the properties next to you are about to be purchased and built on. Also, if a commercial park is about to be built near by and you only plan on living in the home for two years, don’t buy a home that will wake you up every morning with the sound of construction crews.
