In recent years this magnificent mythical island paradise has been shortlisted as one of the top retirement spots in the world and one of the hottest investment locations. Award winning sun drenched beaches, historical sites and ruins, walking, hiking and swimming or exploring the local villages are here to for those who just want to unwind. Or for the more active skiing, windsurfing, golf, boating and scuba diving are plentiful.

There are many types of properties here for rent in the various regions of Southern Cyprus but there has definitely a notable move away from the cheap packaged all inclusive vacations of the past towards more interest and development in private villas and apartments in more exclusive resorts. This has been helped greatly by the emerging low cost airlines. The Republic of Cyprus government has also helped to increase tourism and committed it’s self to further growth through plans for new golf courses and marinas.

The most popular places for holiday rentals still seem to be found in the areas of Paphos, Limassol, Larnaca and Ayia Napa. Listed below by region are some of the typical types and prices you will encounter whether looking for yourself or you just want to see what typical rents are to be had if buying a property to rent.

Ayia Napa
This once small fishing village now internationally famous for it’s wild nightlife offers holiday property from 4 bedroom brand new villas by the pure white sands and crystal clear waters of the legendary Nissi beach. Villas such as this have private pools, luxury furniture and are only 20 minutes walk from the water park and rent for around 650 GBP in low season to 1,290 GBP in the hottest Peak season. This ranges to sea view villas with huge balconies and gorgeous jacuzzi baths going for 950 GBP in low season to 1,590 GBP in peak season.

Paphos
‘Budget’ accommodation in Paphos includes brand new 3 bedroom, 3 bathroom villas with private pool, rooftop terrace and panoramic mountain and sea views overlooking olive trees and orange and lemon groves ranging in price from 550 GBP off season and 1,220 in peak season. On the high end 9 bedroom, 7 bath sea front mansions with roof top terraces providing incredible 360 degree views go for 4,000-5,000 GBP

Larnaca
The palm lined seafront of Larnaca is host to bustling bars, cafes and tavernas as well as the Larnaca fort, which is now used as a cultural center. And the area most popular with tourists Dhekelia Road has several blue flag beaches. Immaculately clean modern apartments with roof top pools are available from 260 Euro per week to 377 Euro in peak times. 5 bedroom villas with pools with panoramic sea views and cleaning service can be had for 1,500 GBP in this area as well.

Limassol
Luxury town centre living in Limassol comes in the form 3 bedroom flats with private parking and lifts along with spectacular outdoor BBQs for only 2,000 Euros per month. In contrast in the small villages renowned for their great wine, olive oil and fresh fruit you can find renovated traditional stone cottages perfect for escaping busy city life.

Irregardless of the current global financial issues many of these apartments and villas for rent here are already booked solid through 2010. For the real estate investors out there, there are many deals to be had as developers compete to offer the most attractive packages.

For example one developer in Paphos is offering investment deals on one bedroom apartments from 239,000 Euros to Penthouses at 686,000 Euros. Their investment proposal includes offering a 10% gifted deposit, 5% rental guarantee for 2 years after delivery, all legal and transfer fees covered and includes full furnishing of the apartments. All this plus 6 weeks of personal usage including 2 weeks during low season, 2 weeks in mid season and 2 weeks in peak season.

In summary with all this said I am sure you would agree that Southern Cyprus certainly seems to offer incredibly high quality residences at a reasonable cost and appears to be offering some stellar investment opportunities that look like they will pay off well in the future…
