Historically homes have always appreciated with value over a few year span or in the long run. The rate of home appreciation has varied rapidly in the past, but until 2008 when the housing market experienced a government induced shock from growing too fast and then slowing down and for the first time in a long history of home growth, the market actually contracted causing depreciation in housing prices. Because of the fact that a homes price grows faster at some times than others is cause for any homeowner who is preparing to sell to research the market and judge the time to sale their home off of the market if they have any choice in the matter. Because homes are so expensive, a whole lot is to be lost by an investor who invests in a home that decreases in value.

One great way to judge the state of the market for home prices is to do some research. One, the current price should be more than the price that the home owner paid for. Homes are like cars in the aspect that they actual structure experiences a depreciation in value but homes are very different than cars in the way that they are situated on top of real property, and real property only becomes increasingly scarce which constantly increase the price of the home. With that said, it is still important to keep up the home structure because the decrease in the value of the home could offset any increases in the value of the real estate. The best way to do market research to know how the markets are going in the sellers particular neighborhood is to research the price of some of the homes that were sold a year ago and then compare them to the price of homes that are being sold this year. The difference in the prices should give a great indicator on how the market is currently faring.

A seller probably does not want to pay the six percent commission a real estate agent typically requires when a home sales but on the other hand, all the work that a real estate agent does usually adds up to a fair six percent of the home. Selling a home buy owner is complicated but even more, takes a lot of time advertising, marketing, and showing. Sometimes it is very difficult to be available enough of the time to show the home when potential buyers are ready to see it. A realtor is great at advertising as they have a huge supply of resources at their disposal and are often available to show a home when the buyer is available.

So when a seller is hiring a realtor, they should take the process relatively serious. A realtor should have a great or likeable personality that is not overbearing or rude, and they should also be smart, hard working, and overall experienced. A inexperienced realtor will be much more prone to making mistakes and not being as effective as possible when it comes to getting the right people into the home and getting it sold.
