What Are General Contractors?
General contractors, as their name signifies, make a contract with developers for a certain project, which is usually a construction job. These construction jobs involve either of the three: the construction, renovation or demolition of a particular structure, be it a modern condominium, an abandoned warehouse or a highway in need of repairs. Being a general contractor doesn’t mean having to do all the work by yourself. Actually, they assign specific tasks to subcontractors underneath him/her according to their specialty – for example, plans go to the architects and engineers, while the hard labor to construction workers. Being a contractor involves all these and some more.
General contractors can be seen as kind of the core of the group, as they coordinate with everybody and manage the building site extensively. They are in charge of a lot of things, one of which is networking with perspective clients. As a general contractor, you can choose which jobs to take and which not, depending on your preferences and of course, the payment and costs. This is one big advantage of being a general contractor – your time, when not bound by an ongoing contract, is entirely your own, and you have the freedom to work or not. Having extended periods of vacation can be a welcome side effect of being a general contractor too, for not everyday will you get a construction job.
The supply of materials, equipment and labor needed for the completion of the construction job are also the under the supervision of the general contractors. They usually take charge of where to procure all of these with the suggestion of the architects of course. This is one main reason why a general contractor should be well-rounded, knowledgeable in not just in contract signing but also in things like which cement companies provide the best cement at the lowest price possible, and where to find bulldozers, scrapers and graders for actual construction work. This goes to say with the subcontractors too – the general contractor has to have ties with firms which provide the best labor for their specializations. Working hard labor on the site isn’t their job, but managing the labourers is, so they’re usually at the site too.
If you think being a contractor is the job suitable for you, then it’s better to finish a degree first, especially in civil engineering or building science. This is due to the fact that you have to know a great deal about how construction works, progresses and finishes, including everything from the contracts to the paint jobs. It is also practical to start out at the bottom too, by working in construction, to better observe and learn from experience. Some states require you to get a license by taking a test about these constructions and the laws about it, so better study those too. Starting a business as a general contractor may be quite rocky at first, as it needs a lot of hard work, but in time, you’ll know enough to manage it effectively.
Contracting and building are two of the things are good at. Start out simple if you want to be one. Observe at construction sites and take note of the materials, equipments and methods of construction. Have practical knowledge in the fields related to this line of work. Being a general contractor is a good, and well-paying alternative business venture.
