Not too long ago, selling a home was a relatively easy process. In the last decade or so selling a home is becoming an increasingly complicated process. The introduction of new legal forms and the increasingly difficult law lingo involved with anything lawyers get involved in greatly increased he amount of confusion with selling. More and more financial institutions are offering a whole myriad of different forms and financing and some of them the seller has to sign off on. Also in the recent decade environmentalism is becoming huge creating a new culture of complicated procedures involved with selling a home.

In a state of increasingly complicated procedures and policies involved with selling a home, it becomes even more important than ever to hire a realtor. One must realize though, the difference between an individual licensed to sell a home and a realtor. In the United States of America, there are almost two million people licensed by their individual state to sell real estate. Only about half of those licensed to sell real estate actually take the next step and become a member of the national association of realtors. A realtor has an additional amount of training, rules, and conduct that they live by.

When a licensed real estate professional becomes a realtor, not only do they increase in there rules and strict code of conduct, they also have access to a large amount of online training, websites, seminars, etc. All of which will greatly increase the professionalism of the realtor.

To really sum up the higher quality of a realtor would to call them a great neighbor. A realtor is an absolute expert with regards to the community. On top of knowing the phases and trends of the homes in the neighborhood, the realtor knows about the schools, the churches, the culture of a community. They will be a much better sales man to any potential buyer as they can answer questions honestly and thoroughly.

A realtor is also a real estate manager, financier, lawyer, marketer and any other language needed to be understood in the world of real estate. Because of the knowledge and experience of realtors, the realtor can bring a home on the market to closing in a much more efficient and effective way. Realtors show the home to people they think are really potentially interested and able to buy the home. This greatly increases the value of having a realtor.

Lastly, the seller has an increasing need to hire a realtor because more and more realtors are representing the buyer and not the seller. Although they work effectively for both parties, a realtor who has loyalty to the buyer will keep things confidential to the buyer and not the seller such as willingness to pay. It is in the seller’s best interest to have a realtor who represents the seller first, this will enable the seller to sell the home at a higher price and receive more revenue or equity from the home.

In order to do this best, a seller should treat the hiring process for a realtor just like they would a manager hiring a new associate. Ask realistic, pertinent information. The realtor will share a lot of time and information with you, so choose a competent, well experienced, likable realtor.
