Finding the right realtor is very important because this person is the one helping your make a major investment, even more important when you are moving to a new city far away from your current home and not familiar with the city. Choosing the right realtor can save you time, aggravation, and effort in finding your future home.
If you know family or friends that are familiar with the area, ask them if they can refer the names of known and trusted realtors. If you do not know anyone in the area, check with the National Association of Realtors for a list of real estate agents. You should talk with at least three different realtors before you make your final hiring decision.
Check listings to find out the names of realtors that represent the type of property you want to buy. Make sure to select an agent that handles properties in your price range and in the type of property you are looking to purchase. For example some realtors specialize in high end homes while others specialize in condos.
Select a realtor that is local to the community and knows the area, the market and the tax ramifications. Select a realtor that can work with your time schedule, listens to your needs, and takes time to answer your questions.
Avoid inexperienced agents. Ask questions of the realtor like you were interviewing them for a job because they are working for you to find you a home. You can save time if you interview different realtors on the phone prior to making your decision on which agent to hire. Find out how long the agent has been licensed, find out if you are working with a full-time or part-time realtor, ask for contact information of former clients and ask for references, ask how many clients your agent is currently working with, ask if your realtor is acting as a dual agent both buyer and seller which is not recommended, and determine if your agent is knowledgeable about the financing process and mortgage loan options available to you. Also find out how many homes the agent has listed in the past year and how many homes the realtor has sold in the past three months.
