How Concrete Joints Are Repaired
Fixing concrete joints around your home may be done by the homeowner properly, as long as it is a small repair and proper steps are taken. Always remember though, that no matter how small the joint crack may be, it is never superficial. If not done right, it can lead to a much larger, more expensive fix in the future. It is always best to consult an experienced concrete specialist before attempting any concrete repair.
– To best fix a concrete joint problem, it is imperative to know the source of the problem in order to accurately fix it. Also, what are the daily functions of the affected area? Is it exposed to the elements? These are some important ‘need to know things’ to consider when choosing the appropriate products to fix a concrete joint repair.
– Always define the affected area to be fixed, then clean the defined areas before any work is started to ensure the work will last. Mask off the edges of the expansion joint using masking tape to create a uniform edge for the joint sealer. Use a Shopvac to vacuum out dirt debris or pieces of wood.
– Use a hammer, chisel and pliers to break out, lift and pull up the old expansion joint. If an elastic joint sealer or caulking compound was already applied to the joint, remove this as well using a screwdriver and putty knife. Seal any cracks or gouges coming from the expansion joint using a mortar and patch repair. Allow the repair material to set overnight before continuing with the expansion joint repair.
– Place the closed cell pipe insulation into the expansion joint, filling the joint completely using the putty knife to push the insulation into place. The closed cell insulation will prevent water from flowing through the insulation between the slabs on both sides of the joint. Leave room at the top of the joint for placing joint sealer level with the concrete surface.
Or
– Forcefully press foam backer rod into the expansion joint as far as you can push it in. Foam backer rod is thick, durable foam that allows for expansion and contraction between concrete slabs due to the heat or cold. Foam backer rod is much more durable than wood expansion joints and the preferred method of re-jointing. Foam backer rod can be purchased at home improvement hardware stores and some masonry supply houses.
– Use a caulking gun filled with a tube of self leveling urethane expansion joint sealant. Apply a thick layer of the sealant into the expansion joint from one edge of the joint to the other, end just barely below the concrete surface. Spread the sealer on the top of the joint using the putty knife. The joint sealer should fill the expansion joint while remaining flexible enough to expand and contract as the temperature of the concrete changes. Allow the sealant to dry completely before walking or driving on it.
– Allow the sealer to set to solid according to the manufacturer\’s instructions. Remove the masking tape.
– To avoid any further joint repairs, always overfill the area affected, and then sand down to be flush with the surrounding concrete.
Remember to always inspect the expansion joints on any concrete surfaces such as patios, driveways, walkways, sidewalks and elsewhere every fall and every spring. Concrete joint repair can be done by a hands-on homeowner, but getting a professional opinion from a concrete repair specialist will be indispensable to saving your concrete surfaces and your money over time.
