However, if you are just looking for a great home where you can enjoy the outdoor pursuits and the atmosphere, real estate in Colorado is where you should be looking. Colorado properties are a great investment, however most people do not live there because it is a great investment; they live there because of the atmosphere.

The ability to live so close to the mountains is clearly one of the benefits that draw people to Telluride. There is actually a gondola system set up that goes directly from the town up to the ski slopes. The town knows that the biggest habit of the people who live here is skiing, and they make it as convenient as possible for them to pursue it.

Even though the area is known for all of the snow that allows its residents to enjoy skiing, snowmobiling and snowboarding, the sunshine allows you to pursue other outdoor activities throughout the year. Living in Telluride will provide you with the opportunity to experience more than 300 days of sunshine each year. You also have the opportunity to spend time hunting and rock climbing. The rivers in the area give you the ability to become an expert fisherman or go kayaking down the river. Camping and hiking are other popular activities. Because of the climate and the availability of various types of terrain, if there is an outdoor activity that you love to do; there is a chance that you will be able to do it in the Telluride area.

Many people are surprised when they find out that the city of Telluride is not very big and it is not built for tourists. There actually is not a single strip mall or a fast food place to be seen. In fact, it is only twelve blocks wide by six blocks. That only makes the town about .75 square miles. Because of that, it can sometimes be difficult to find properties in the city that are available to purchase. Your best bet is to find a real estate agent who will know about available properties before they even hit the public market.

Of course, you can also make the decision to go outside the town for an area that is still being developed. If this is the route you choose to go, it is likely that you will have to wait a while for your perfect house to be built, however it will be worth it.
