How to Appeal to Buyers When Showing a Home

Here’s a list of the top 10 things to do when showing a home for sale.

As a former realtor and now a home selling consultant, I know what a home should show like to attract the most amounts of potential buyers. When you’re ready to put your home on the market have a few friends over and have them act as a potential buyer. You’ll be amazed at what others will see that you may have missed.

Of course there’s a lot more you can do to attract buyers when selling but this list is a very good starting point.

If you want to sell a home faster and for the most money, it must show better than the competition. These are simple do it yourself techniques to use when preparing a home for sale.

1) Curb appeal must be neat and well maintained. New mulch and flowers or greenery go along way.

2) Open all blinds and curtains.

3) Turn on all lights if necessary.

4) Have fresh flowers on counters, tables, and bathrooms sinks.

5) Clean, clean and clean some more. From windows, to walls and floors. Make it shine. By the way, buyers will open everything. Be sure to clean and organize the inside and outside of appliances and under sinks (especially in bathrooms).

6) As best you can, make the home appear as if no one lives there. This is going to involve step 7.

7) Pre-pack and de-clutter. If you aren’t using it, pack it! All bedroom closets, linen closets, bathroom closets, kitchen cabinets, draws, pantry and hallway closets (half of everything to show how much space there is). Clear off kitchen counter tops and only have decorative items on them.

8) If it’s an open house, always provide refreshments.

9) Remove some furniture. Most people have this dilemma. There’s too much furniture in rooms and it makes them appear smaller. Show the square footage you’re trying to sell. For tips you can go to our site to look through photo galleries.

10) Have as much information about the house available for buyers to take in the form of a brochure. Here are some examples of information that could go in a brochure.

a) Average utility costs.
b) Local school, shopping and transportation information.
c) A lenders brochure sheet with 3 or 4 different loan options that estimates what their monthly payment would be to include taxes and insurance.
d) Any warranties and manuals for appliances, heating and cooling system.
e) Pictures of the outside at different seasons.
f) Items that stay and items that don’t stay with the house.
g) Upgrades that have been made.
h) Names and numbers of service providers you’ve used for things like, heating and cooling, lawn care, pest control or pool service.
i) Recently sold homes that are comparable to yours.

Potential buyers want to feel a connection with a home before purchasing.
