Renting in Manchester

Manchester is a city offering a wealth of opportunity for both work and leisure, with big businesses placing their headquarters in the city, the BBC relocating to it and countless bars, restaurants and clubs. Because of this, demand for rental property, especially in the city centre, is high.

City centre living provides many benefits including ease of travel, access to public transport and plentiful local amenities. There are many areas in the centre of Manchester that are desirable locations to live, though rental costs can vary a lot. If you\’re looking to relocate to the city centre, the important thing to do before anything else is work out how much you can afford.

Your budget is going to determine which areas you can look at and what type of properties within those areas will be within your price range. Once you have that determined, you can contact one or more local letting agents and ask them to source properties for you with rents at the level you can afford.

They will suggest areas and properties that may be of interest to you. It is then up to you to not only view the properties but also investigate the areas in which they reside. As an example, a letting agent is likely to suggest Ancoats property, Castlefield property and Cheetham Hill property in Manchester.

These are areas that are very central and vary in rental levels. Cheetham Hill is likely to be at the bottom of the scale, Ancoats in the middle and Castlefield amongst the most expensive. However, it is important to bear in mind that these are just broad summaries. You are likely to find highly priced property in Cheetham Hill and real rental property bargains in Castlefield – no market, property or landlord is the same!

Once you have narrowed down your area and a few properties in your price range you should arrange to view each one before making a decision. When viewing, take the opportunity to ask the letting agent a lot of questions about the property, the area and the owner of the property.

The first two seem obvious, but make sure you do it – get any concerns you have out there and listen to the agent\’s response. This could make or break your decision on a particular property.

Asking about the owner is something not many people do but it could reveal something you can use. For example, if the owner has moved out recently, you want to know why – was it the area, a problem with neighbours or something negative? If so, you can either walk away or use that information to negotiate a discount on the property rent.

If, on the other hand, the property is owned by a buy to let landlord then you will at least know that the only thing they are likely to be interested in is getting their rent on time!

Once you\’ve found the area and the property you want at the price you can afford you will be all set to move in and begin enjoying Manchester city centre living and all the benefits that come with it.
