Choosing the Right Way to Sell Your Property in Manchester

There are a number of approaches you can take to sell your property, which one you choose will depend on a number of factors. Firstly, you will need to find a reputable and trustworthy agent and also one who is willing to take on your approach – some estate agents are unwilling to go down the multiple agency avenue because they think it\’s too much of a risk.

There are three main ways you can go about selling your house, the first and most common is the sole agency approach. This is an estate agent\’s preferred method as they are guaranteed a fee if they sell your house. If you do decide to take on a sole agency approach you cannot employ any other agent to help sell your house, with a sole contract, your chosen estate agent has sole rights to market your property. The main benefit of a sole agency approach is that you tend to get a lower fee as the estate agent won\’t have to compete against other agents.

If you choose to opt for sole agency you will need to make sure you find an estate agent you can trust, and who is clear of your objectives. Make sure your agent knows what price you want your property to sell at and how long you want the contract to be – 6 to 8 weeks tends to be the average time you hire a sole agent for, and then you can always extend this should you wish. Sole agents usually like a notice period so make sure you have the notice period in your contract as proof if you do decide to give your agent the boot (7 days is usually a good one to go for).

Another popular approach is selling your house through multiple agencies (multi-agency) – this is where you appoint several agencies to work independently – each agent will charge you a higher fee as there is less chance of them getting a sale. This approach isn\’t always the best path to take for a lot of sellers but for some, it does work. There are obvious disadvantages to multi-agency selling – the agents will charge a higher fee and some agents may not try as hard as they are competing against other agents.

The multi-agency approach tends to be better for people who want a quick sale and have the money to pay the higher fees. In fact, if you do have the money to the extra fees it can be worthwhile to use the multiple agency approach, just ensure you are choosing one of the many reputable estate agents Manchester has to offer.

Another option is joint sole agency – this lies somewhere in the middle of the two selling methods above – you can hire two agents to sell your property but as with the multi-agency approach, you will be paying a higher fee for double the hard-work. If your situation changes, and you decide to pull out of selling your house, you will still have to pay your fees.
