For the building itself, many people now want some kind of environmental aspect to the whole deal. They usually incorporate things like geothermal water pumps to heat and cool the place, or even design some kind of water saving device, to allow the inhabitants to cut back on energy usage. Although, this may cost more in the beginning, at the end of the day, the owners will certainly save money, and the world will benefit too. This is design at its best.
