Researching a Realtor Before Hiring Them
If you are moving in from out of state, hire a Realtor that is familiar with more than just one area of town. How do you go about finding that agent? Easy, use the internet. Just as you use the internet to find all your other needs, start with the internet to find an agent.
The big box sites are much like big box stores. They offer too much stuff, with disregard to your personal needs. Once you start reading blogs and looking at sites regarding your upcoming city move, the best way to find your next Realtor is to type key phrases into your browser to see which agents work the area.
That is not contrary to what was stated above. This is a process, and you are at the beginning of it. As you learn more about a city you’ll notice that certain areas will always rise to the top-those that seem to fit your criteria best. These areas are catching your eye due to schools, shopping, access or whatever it is that appears that they would be a good fit for your lifestyle. Write those down on a sheet of paper and next, we will go over how you will further research those areas.
For instance, if you were looking at Charlotte homes for sale, and found that the Ballantyne, Southpark and Myers Park sections of town, would most likely work well for you, use those names coupled with the phrase homes for sale. As you’ll soon find out, certain realtors will always be showing up on those search phrases.
So, in essence, you will be typing in the phrases Ballantyne homes for sale, Southpark homes for sale and Myers Park homes for sale. Doing so, will help you identify agents that specialize in these areas of Charlotte.
Further this by stopping in and checking out the realtors web sites. Is it a boilerplate site or do they have an insane amount of insight regarding the areas you were considering moving to? Do they offer easy access to the homes that are for sale? Do they have any videos of them on it, not just the homes that are for sale? If so, make sure to go through the site and watch some of their videos. If you don’t like what you see on the videos, or on the site, chances are that this is not the right Realtor for you. Move on.
Your research should continue with a couple of the other Realtor sites until you find one that feels like a good match for you. Either fill in their form or call them. Your conversation should be a probing one regarding the market area they serve. This conversation will start by the Realtor asking you what it is you are shopping for.
Tell them what type of home you would like and whether or not you have spoken with a lender and are qualified to buy. Share with them your concerns on schools, commute times, neighborhood pricing and the like. If the Realtor you have chosen is any good, you’ll know instantly. A Realtor that knows their market knows a lot about it and is always eager to share. This is what they do for a living.
The Realtor you choose should be a full time Realtor, have good communication skills, and the two of you should hit it off. Buying a house takes a bit of time, and you want to have a good relationship with your Realtor. You also want that Realtor to know their overall market, have good internet skills and well versed in the contractual obligations that a real estate contract encompasses.
This is not rocket science, but it is a big purchase-possibly one of the biggest purchases that you will have in your life. Near or far, a Realtor can guide you into a new home. As mentioned earlier, it is what they do for a living.
