Changing the Home May Well Add Value
No matter how long we stay in our homes, there will always come a time when we either want to give it a facelift, or we want to add something on so that we get some more usable space. In fact, even though we may all think that we are budding architects at heart, it is for the architect to look at what we want and say if it is possible or not. For those who want to give this a try, look for ‘Residential Remodeling’ or ‘Residential Additions’ to see what comes up in the way of experts. When people start to think about changing their homes round a bit, it may well be the precursor for selling it on eventually. With this in mind, people really have to take care of what they choose in the way of color schemes and additional equipment etc. since this can often detract from the value of the building.
Lurid colors may well be what the family likes all round the home, but when it comes to selling the place, it can actually knock off several thousand dollars or even tens of thousands. Things like tiling and fitted carpets also have a detrimental effect since most people these days are going for natural wood floors or tiles made from reclaimed materials etc. The walls should always be neutral so that any color that is needed can be added with soft furnishings, and the floors plain so that a colorful statement rug can be put down to draw the eye.
For kitchens, the same thing goes and those that put in some old fashioned may well be disappointed when new buyers refuse to pay extra for it. Indeed, this could push down the price of the house in general so always go for something standard which will not go out of fashion. Stainless steel has been in for some years and does not look like it is going out of style now so this may be a good addition to the home.
For bathrooms too, white is always right and even things like the suite must be this neutral color. Anything colored will look old fashioned before very long and the new owners will most certainly rip it out before putting in something more fitting. Even shower doors should be plain with no over fussy embellishment. One can go to town on any of the rooms of course, as long as the family is intending to stay put!
Lastly, always ask the architect what is likely to push the home value up rather than detract from it. He will have expert knowledge on what everyone is putting in and what will retain value over time. People just adore leisure facilities too so a hot tub may well be on the cards for those who love to stay at home but this should be built in with a little taste for sure. After all the work is complete, the family may well decide to stay put anyway!
