The Growth of Estate Agents in Manchester
The number of estate agents in Manchester has grown exponentially over the last ten to fifteen years, thanks in no small part to the boom in property development and redevelopment. The services offered by those estate agents has also increased, expanding to include property management and more.
At the same time the number of letting agents in Manchester has grown too as more and more of the new and redeveloped property has been put on the rental market by their owners. Many agents now combine both property for sale and property to let.
The level of service and ethics provided by some of the newer agents is not always as high as it should be, however, and it would serve a prospective buyer or renter well to put some research into the agent they choose to find them the home they are after.
There are many ways to do this – personal recommendations from friends and relatives, online reviews and pure and simple questioning of agents on certain points. A good indication of a reputable agent is how long they have been in business. An established agent with many years of experience in the Manchester property market is usually going to provide a decent level of service and work in your best interests.
However, with the sheer number of agents operating in Manchester – and Manchester city centre in particular – it can be difficult to find one that suits your needs, whether you\’re looking to sell, let, buy or rent but it is always worth taking your time to find one you are comfortable with.
Because Manchester has experienced such a boom in property and with the economy and property market in such turmoil, there are bargains to be had both on the buying and letting markets. A good agent will be able to find you that bargain, showing you properties in the area and price range you have specified.
An unscrupulous agent would be more likely to try and push an expensive or undesirable property on you, in order to make as much money as possible and / or get undesirable properties off their books. This is an unfortunate side effect of the generally positive increase in the number of estate agents operating in Manchester.
There\’s no doubt the property market in the city is suffering at the moment and as such we will see a lot of the newer agents and possibly some of the established ones go out of business. Only those that provide high quality, ethical services and keep customers happy will survive.
This will make things much easier for the buyer or renter in terms of choosing a good estate agent, but when the property market picks up again and demand is high, as it will do, you will see the number of agents increase yet again. Find a good one now and you will be able to use them for life.
