How Self Storage Works

Self storage refers to the industry, predominately in the United States, in which space for storage is rented out to tenants, typically on a monthly basis. These businesses may offer containers, lockers, rooms, and outdoor space for individuals to store their goods. Tenants may be individuals or businesses.

Most storage facilities will lease or rent their spaces. Self storage may also be called mini or self-service storing. These facilities are different from warehouses, which are also storing spaces, in that self-storage employees do not have access to the contents of the space. Furthermore, these employees cannot take possession of the stored contents unless a lien is placed for nonpayment. If this occurs, most state laws require that the stored contents be auctioned off to cover the unpaid rent owed.

In the United States, it is legal for these facilities to hold auctions or lien sales to vacate tenants who are not paying their rent. These auctions are accessible to the general public. Most bidders are interested in buying for the purpose of reselling. Legally, the tenant is able to pay their dues up until the auction begins, reclaiming his or her property. When the auction has begun, bidders are allowed to see the inside of the space, but not touch anything until the auction is complete. Most units are sold as is, and the winning bidder is awarded the entire contents of the unit.

Modern forms of these facilities did not appear until the 1960s. There was a slow down of business during the 1990s, when demand outdid supply and there was a growth in these businesses. Since then, things have leveled out.

Facilities offer units in a variety of sizes for residential and business tenants. Common space sizes: 10×5, 10×10, 10×20, 15×20, and 20×20. Generally these spaces are without windows, walled with metal, fronted with a roll-up metal door, and built with locks. A facility that has controlled access may have security guards, cameras, and alarms. Most of these businesses allow for 24-hour access, outdoor spaces, lights or power outlets inside the space, and climate controlled rooms.

A facility located in a rural or suburban area may have a single-story building that can be driven up to. These are considered traditional units. Units inside of a building are considered climate-controlled spaces. These buildings may be multiple stories. Some companies offer rolling carts or dollies to assist tenants in transporting their belongings.

Storing spaces are becoming more and more popular. It is estimated that one in 10 American households rent or lease a unit. The demand continues to grow because of lifestyles. People are marrying, divorcing, retiring, and moving into smaller living spaces and other things. Tenants use their own lock and key to secure their space. Typically they store items such as household goods. A small business may store archives or extra inventory in a unit.

Self storage facilities are a place for individuals or businesses to store property. The unit sizes range, but most spaces are available on a monthly basis, for rent or lease. These facilities are usually secured, but when rent has not been paid, a space may be auctioned off.
