This route for a buyer leaves you with little protection. As a buyer purchasing a home directly from the home owner, the odds are stacked against you. The seller and buyer can negotiate the deal, but part of the deal is for the buyer to get home inspections done at their own expense.

What happens next is that the buyer asks for the seller to repair items. If the seller refuses, and the buyer does not want to move forward with the contract, the buyer is out money and the seller will make the repairs for their next buyer.

Throughout the course of discovery, the buyer is spending money. This discovery period includes the survey, the appraisal, the inspections and any costs associated with the lender or closing offices. The seller does not spend any money until the day of closing, so if things go amiss along the way, the buyer has real losses.
